Home buying seems to be changing. Home inventory is declining and median listing pricing is up over 11% from last year nationally. Sellers may not be as motivated to negotiate with so many bids at their disposal.

From Realtor.com

Nationally, the inventory of homes for sale decreased 39.0% over the past year in September, a faster rate of decline compared to the 36.4% drop in August. This amounted to 529,000 fewer homes for sale compared to September of last year. The count of newly listed properties in September also decreased by 13.8% since last year, a decrease from the 11.8% loss last month. With no improvement to tight inventory conditions in sight, it is going to continue to be difficult for buyers to find their perfect home this fall season, while sellers who face little competition amongst each other may find selling their home easier this fall season than is typical. https://www.realtor.com/research/topics/real-estate-market-outlook/

How do you, the buyer, stay competitive in this highly charged market?

Many buyers are paying thousands of dollars over asking price and some are opting to wave the home inspection clause in their purchase and sales agreement, a potentially risky move on the single largest purchase buyers will likely ever make. Waving the home inspection clause may eliminate any potential negotiations making your bid more attractive to the sellers’ verses another more traditional buyer.

Buyers, reduce your risk!

Our consultation service will provide you with an understanding of the home’s positive and negative aspects. This knowledge will enable you to confidently submit a competitive bid for the home, with an understanding of any significant repair or replacement needs.
