REPORT RATING SYSTEM
Most comments for observed defects or repair needs follow the below format to better help you (the client) understand the severity of the defect or repair need observed. This can help you prioritize repairs or renovations.
Inspected
The inspector visually observed the item, component or system and if no other comments were made then it appeared
to be functioning as intended allowing for normal wear and tear.
Not Present
This item, component or unit is not in this home or building.
Not Inspected
The inspector did not inspect this item, component or system and made no representations of whether or not it was
functioning as intended and will state a reason for not inspecting.
Repair/Replace
The item, component or system is not functioning as intended, or needs further inspection by a qualified contractor. Items, components or systems that can be repaired to satisfactory condition may not need replacement.
Comment Format

MINOR CONCERN
Denotes a typical problem or maintenance need. Repairs are often simple to perform
and can be scheduled within a few years.
Moderate Concern
Denotes aging and deterioration of a system or component. Close to or at the end of its
anticipated life. Repair or replacement should be scheduled soon.
Serious Concern
Repair or replace now.
A system or components showing advanced aging, deterioration or needs further evaluation by a qualified contractor now. Typically reserved for high cost systems or when further evaluation may require extensive removal of coverings.
